Gite business near St Girons
3-bedroomed traditional house plus 2 gites
Pool, gardens and views
on road to famous TdF climb - Col de Portet d'Aspet
Price € 495,000 * (ref 248)
This property is a traditional stone-built mountain home with two gites, a large rambling garden and two working gites. It is located on the edge of a tiny Pyrenean village facing the spectacular 3000 metre peaks of the Couserans region of the Pyrenees. There's a pool, a pétanque pitch, an orchard and - above all - breathtaking views of the mountains all year round.
With the Pyrenees one is either right in the midst of the mountains in high steep-sided valleys or set back a bit from the 3000 metre 'wall' of mountain. That's the situation here, with the property located in a village halfway up a south-facing slope facing the snow-capped peaks. The road far below is a Tour de France favourite: a stretch linking the Col de Core with the Col de Portet d'Aspet. Numerous small villages surround the market town of Castillon-en-Couserans which has all necessary amenities.
The property consists of:
The main house: this is a stone-built two-storey traditional Pyrenean house with spacious wood balcony running nearly the breadth of the façade. The ground floor is mainly open-plan living space - lounge and dining-room - with a spacious kitchen, back kitchen and downstairs shower room and toilet. The kitchen has French windows leading outdoors and a door to the garage.
There are two bedrooms on the first floor with a fairly big bathroom. They both have access to the balcony.
The second floor has a mezzanine which serves as a study but could be used as a bedoom as well as a decent sized double bedroom. There is unexploited attic space which could conceiveably be converted into another bedroom.
The big gite: this is in a neighbouring building to the main house, again a stone-built two-storey house dedicated to the gite. Downstairs is the kitchen and bathroom and upstairs two bedrooms and a lounge. A feature of the hgite is the shaded terrace on the southern side.
The small gite is at the back of the main house: a simple one-bedroomed gite with kitchen, lounge and bathroom. Again, there is a rterrace at the front with those amazing views.
The garden falls away in a series of terraces on two sides of the main buildings green with shrubs and trees, a pond and an orchard of cherry and apple.
The pool is on the same level as the main house, set away from the buildings. The liner is very recent.
Other constructions include a storage shed at the back of the house; a wood shed and a garage.
There are two things that could be done with this property: either continue to exploit it as is - renting out the gites from May to September and generating a modest income while enjoying the splendours of the Pyrenean lifestyle. Or, creating a cycling centre from which to run road-cycling weeks for TdF enthusiasts who want to measure themselves against the big climbs. There's a demand from Mountain bike aficianados too for well-placed and comfortable lodgings. Whatever your project, this is an excellent location for hikers and climbers (the valleys of Biros, Bethmale and Bellelongue all start here), for cyclists, for foodies (fresh goats' cheese on every market, fromagerie just 2 kms away selling excellent sheeps' milk and cows' milk cheeses) and for nature lovers (it's in the Couserans Naturel Park). No hesitation: the price is right and the location is hard to beat.

Hautes Pyrénées - Haute Garonne - Ariège
South of Gascony and Toulouse, the area covered by the central Pyrenees is more or less the départements of Ariège, Haute Garonne and Hautes Pyrénées. This is where the Pyrenean range rises straight up like a wall with very little piedmont of foothill area, to a uniform height of over 3000 metres.
Seen from the plains below words like majestic and stunning are too feeble. The Pyrenees are everything one expects from a mountain range: impressive, high, easily accessible and covered in snow. Unlike the Alps they are home to a carpet of deciduous forest - beech, larch, elder - which make for real seasons as springtime green turns rich and dark in summer before fusing into reds and flame yellows in autumn.
The main cities in the region are Foix, Tarbes and Pau - all associated with ruling kings and dukes who protected their citizens from invaders and terrors both real and imaginary. Lourdes, the other big town of the region, is actually in the mountains, surrounded by towering peaks and steep valleys.
Obviously winter sports play a major role in local tourism with a number of resorts serving urbanites from Toulouse and Bordeaux as well as a smattering of foreigners. The other big attraction is spas, of which the region has many. Although some of these are 'medicalisé' (you need a prescription to take the waters), the trend is towards a more open approach with each spa town vying to provide well-being water products for the tourist.
Finally, we can't speak of the Pyrenees without mentioning cycling. The moment of truth in any Tour de France is when the riders attack mythical passes such as the Tourmalet, the Aubisque or the Port de Balès. Here, we are a few kms from the long and difficult climb up to the Plateau de Beille and the fearsome climb up to Ax-Trois-Domains.
