As part of a growing trend in France (and elsewhere in Europe) travellers are tending to avoid going in to big city centres for fear of traffic jams and parking problems. They prefer to stay in guest houses on the periphery of these cities and then make a quick visit using public transport. This guest house - just a few kilometres south of Toulouse in the Ariège valley - was established with exactly these sort of clients in mind. Of course, they soon realised that a village like this without a hotel meant that they were full the whole time: not just canny Australians and Japanese but Parisian grand-parents visiting their offspring and family getogethers soon heard about it.
The 19th century 'Toulousain' townhouse is bang in the middle of the village just across the road from the fine pink-brick Mairie and the church. To the north one follows the river into the heart of Toulouse in minutes. To the south one is immediately in deep countryside with the Pyrenean range rising up to meet the road.
The owners have opted for three ensuite guest rooms (although there is room for the statutory five). This is all they feel they can reasonably handle if they want to give maximum service. The ground floor is devoted to the reception rooms: big dining room and lounge with open fireplace and exposed brick and pebble walls, a breakfast room with seating for up to 20 guests with coffee bar and space to heat up food and toilets for the guests. Out at the back are the extensive professional kitchens and wash-up and a separate laundry room. These give on to a shady courtyard with private parking.
The entire first floor is devoted to the guests. This is where we find the three guest rooms, each with a recently-installed bathroom. Although the house has thick walls and is well insulated, they have installed air-conditioning in these rooms for maximum confort. The two 'potential' guest rooms are also on this floor at the back of the house.
No expense has been spared in renovating and restoring the property keeping the essential 19th century characteristcs while adding 21st century comfort. This is apparent in the owners' quarters - the entire 2nd floor. They have three bedrooms, two bathrooms and a splendid kitchen/lounge area which is spacious and bright.
There is a back yard and a garage as mentionaed earlier and out front a nice low-maintenance garden with shrubs and a magnificent Parasol Pine.
The whole building is heated by gas-fired central-heating, installed in 2017.
Our opinion: The biggest selling point about this property is a single figure: 9.8. That's the booking dot com rating for the business. And that explains everything really. Customers search for somewhere to stay near Touluse with a high rating ... and the magic of the internet does the rest. Potential buyers will be reassured by the fact that there is no further work to be done. Buyers can step in to the shoes of the current owners and start work the day after completion. But there is room for development for those that want: bringing the two extra bedrooms on stream and/or establishing a regular table d'hôte service ... or even a little restaurant. In the distant past there was a restaurant gastronomique at this address and many a local still rues its passing. Whatever your choice, you can't really go wrong with this business.

Haute-Garonne is the upper Garonne valley which stretches from the Frontonnais vineyards in the north, right up the river valley to the Spanish border on the crest of the Pyrenees to the south.
This makes for widely constrasting landscapes, ranging from vineyards in the north, the fertile hills of the Lauragais to the east, the main flat river valley and then the foothills and high mountains of the Pyrenees in the south.
The main city, Toulouse, dominates the département in terms of population, industry, culture and services. Home to Airbus Industrie and EADS it is also the centre of a wider aerospace industry which includes Matra, Marconi and the CNES, the French Space agency. Toulouse is also France's second university town with more than 110,000 full-time students at the three main universities and numerous 'grandes écoles'.
South of Toulouse the arable land gradually gives way to more dramatic scenery of forest-clad hills, chateaux and tiny villages. The mountains arrive like a wall of snow. Ski resorts at Luchon and Peyragudes are frequented by Toulouse skiers and a smattering of foreigners. The Pyrenees are also peppered with spas where one can take the waters and undergo a range of medical care packages.
