Southern Dordogne - the area around Bergerac - is where the Dordogne river slows down and prepares to join the Garonne in the estuary at Bordeaux. A few miles downstream are the St Emilion vineyards: this little hamlet is located on the continuation of these vineyards - the AOC Monbazillac appellation - on the slopes over-looking the Dordogne valley.


This is a simple 'What you see is what you get' gite business based on a compact hamlet in the vines between Saussignac and Monbazillac on the left bank. It comprises four big 4-bedroom gites, two smaller 2-bedroom gites and a 2-bedroom cottage. The owners have their own two-bedroom house and garden. There are two swimming pools, car park and roughly 1.2 hectares of land (flat).


The location is ideal for a number of reasons: right in the vines (organic - untreated), in a commune with two imposing chateaux, off the main road but on the 'route des vins', 15 minutes from Bergerac and only 10 minutes from Bergerac airport (direct flights to UK and Holland).


The property is composed of three main buildings (see image below) on both sides of a tiny country road which leads to one other dwelling. The make up is as follows:

- Four large four-bedroom gites on two floors with fitted kitchens, lounge and three bath/shower rooms.

- Two smaller gites with two ensuite bedrooms, lounge, kitchen and private terrace.

- An independent cottage with two bedrooms, kitchen/living area and bathroom.

The owners live in a two-bedroomed home with spacious lounge/dining area with powerful wood-burning stove and fitted kitchen; they have their own carpark and private garden. Undeveloped space upstairs.

The two swimming-pools are located at each end of the hamlet and conform to all safety regs.

A large car-park at the entrance to the hamlet ensures that the gite village remains car-free.

There is an unused section between the owners' house and small gite building which has been ear-marked for development into some sort of communal space - for meetings, courses, etc or as a gym.


Our opinion:

Even in a post-Brexit world the Dordogne has lost none of its attractiveness for both buyers of gite businesses and guests who wish to rent in the region. This property is particularly attractive as it lies just 10 minutes from the region's biggest gateway: Bergerac airport. Add to this the proximity of Dordogne's finest vineyards, the historic town of Bergerac and a hamlet of up-and-running gites and you are in business. Currently run by an aging French couple, the business could be taken to the next level by a dynamic ownership with a more international outlook.

The charm of the region lies in the unspoilt nature of the countryside, the picture-perfect villages and a rich heritage of churches, abbeys and chateaux. Above all, Dordogne is home to two (at least) of the most remarkable prehistoric sites in Europe: Lascaux and Font de Gaume.


The region south of the Dordogne river is carpeted with vast forests of oak punctuated with fields and stone walls. Dwellings tend to be grouped in fortified villages and bastide towns with high walls and narrow mediaeval streets.


North of the Dordogne river the landscape becomes wilder with rivers cutting deep gorges through the honey-coloured limestone. In the region - the Golden triangle - between Dordogne and Vézère river valleys - one finds the principal pre-history sites of the Perigord


Sarlat is the uncrowned capital of the Dordogne: all roads lead to this uniformly lovely town with its honey-coloured stone houses and public buildings, its museums, galleries and boutiques, its cafés, restaurants and - especially - its weekly market.


Bergerac is the southern capital with its prestiguous vineyards - Montbazillac and Saussignac - a continuation of the more famous St Emilion vines to the west.


Winters can be cold but summers are inevitably hot and rain-free.
