A Place in the Sun

Broadcast 22nd September - 4pm - Channel 4 (UK)

The celebrated Channel 4 TV show came to visit three of our properties just before the Brexit referendum. These were all in the Aude département within 30 minutes of Carcassonne: ref 147 at Pech Luna, ref 162 in Palaja and ref 179 in Issel.

In the end, the two 'buyers' didn't end up buying anything as, by the time they got back to the UK, their savings were worth 10% less! Merci Brexit!

So the three properties are still on the market and UK-based buyers will have a chance of seeing them in the company of Laura Hamilton, the presenter, on Thursday 22nd September at 4pm on Channel 4.

Prices go crashing ...

Only the other day a vendor - who has had her property on the market a mere two months - rang me to ask that I change the asking price for her spread on my websites. It was an €800k property. Without batting an eyelid she cooly lopped off €100k. Where else in Europe does this happen?

We are continally subjected to propaganda - there is no other word for it - that would have us believe that house prices are on the rise again in France, Germany, Spain and wherever. Property magnats, promoters and 'international' estate agents are all active in talking up prices based on a few statistics gleaned from sales in Paris and the Riviera. They would have us believe that because flats now cost over €8000 per square metre in Paris the same goes for the rest of France.

I was showing a beautiful watermill to a client this week near Carcassonne. He opined that the price (€530k) was 'a bit steep'. When I pointed out to him that he was getting over a thousand square metres of living surface for his money I could see him making a quick calculation ... before going silent. Yes, we are far from those Parisian prices down here in the sunny south-west.

Simon Says: Well, Brexit has come and gone and no one is the wiser about where we all stand. Our UK buyers are fewer than before but others are filling the gap: Belgians and Swiss especially. A pity, as this is the time to view properties and start the buying process. Don't forget it takes three months from signing the compromis de vente until completion.
