Upstairs we find one enormous space - a loft - with billiard table, cosy corner, meeting space which is used by guests as they please. Underfloor heating on the ground floor, wood-burners on the first. Roof, insulation, wiring etc all recent and top quality. Currently 3 star label from Gîtes de France: if they put in a flat screen TV they would have 4!
These two buildings are at the end of a short lane which joins a local country road. They are, therefore, in the centre of the estate with no near neighbours or visual/noise nuisance. The land falls away on three sides of this promontory revealing two valleys on either side of the houses, one of which has a small lake. At the bottom of these two valleys we find the walnut plantation and the cherry plantation. The walnut trees are 12-years-old and will come to maturity over the next ten years. Each tree provides around 20 kgs of walnuts when mature ... and there are 250 of them. Do the math! The cherry and cypress trees will be used for the wood, much prized by the furniture industry in France.
There is a lot of potential in this estate. The guest house could continue to be run as a luxury gite or be used as a centre for all sorts of activities: musical, meditative, culinary ... or equine. With 5 en-suite guest rooms and the space and equipment to host sumptuous table d'hôte evenings there is no reason why the guest house should not work all year round. It's only 45 minutes from the Airbus HQ (the largest employer in the region) and Toulouse airport. Well worth a visit.

Haute-Garonne is the upper Garonne valley which stretches from the Frontonnais vineyards in the north, right up the river valley to the Spanish border on the crest of the Pyrenees to the south.
This makes for widely constrasting landscapes, ranging from vineyards in the north, the fertile hills of the Lauragais to the east, the main flat river valley and then the foothills and high mountains of the Pyrenees in the south.
The main city, Toulouse, dominates the département in terms of population, industry, culture and services. Home to Airbus Industrie and EADS it is also the centre of a wider aerospace industry which includes Matra, Marconi and the CNES, the French Space agency. Toulouse is also France's second university town with more than 110,000 full-time students at the three main universities and numerous 'grandes écoles'.
South of Toulouse the arable land gradually gives way to more dramatic scenery of forest-clad hills, chateaux and tiny villages. The mountains arrive like a wall of snow. Ski resorts at Luchon and Peyragudes are frequented by Toulouse skiers and a smattering of foreigners. The Pyrenees are also peppered with spas where one can take the waters and undergo a range of medical care packages.
