The Monts de Lacaune and the Parc Naturel du Haut-Languedoc are located in the north-western corner of the Tarn département where it meets the more Mediterranean Hérault département - a wild and forested region of the Massif Central rich in wildlife, folklore and tradition. This is where persecuted Protestants lived humbly and frugally while their brethern were chased from the cities in 16th and 17th centuries.
This property is on the Hérault side of the divide, bang in the middle of a secluded region of forests, rivers and lakes: a dream settings for hikers, mountain-bikers, naturalists, mushroom-hunters and everybody who likes unspoilt nature.
First, the main house. That's it pictured above: a fine stone-built farmhouse where over a hundred years ago a family of farmers ran a 1000 hectare farm. There's just two people living there now and they've transformed it into a comfortable 3 bedroomed home with underfloor heatring, oil-fired central heating upstairs and double-glazing throughout. The 280m² of living surface already include 4 B&B rooms ... which have never been used but which could complement the 7 gites. About 120m² of this house remain to be decorated and brought into use.
The seven gites are strewn over a fairly large piece of undulating land, connected by little pathways but hidden behind bushes and shrubbery. They are all in perfect condition, recently refurbished with electrics, plumbing, insulation, double-glazing and roofing all done by local artisans. A lot of the work was done by the current owner - a cabinetmaker by trade - and he has left his mark on the beautifully crafted bathroom fittings, kitchen worktops and wooden staircases.
The gites come in all shapes and sizes: 2 four-person cottages, 2 six-person houses, and 3 larger gites housing 8, 10 and 12 guests. They are all equipped with powerful wood-burning stoves, a fully-equipped kitchen, one or two bathrooms and private patio/terrace space.
This sort of place doesn't really need a pool but there is one: an excellent 10X6 metre pool set away from the gites and main house in its own woodland setting. Meets all health and safety regs, of course. Children's swings and grown-ups petanque pitch also in this sector.
Outhouses? Yes, plenty of them but they are not crumbling old spider-infested barns but fresh, impeccable store-rooms and garages that can be used for a multitude of purposes.
But the one building that makes this property special is the meeting room. Seating up to 45 guests it can be used as a seminar room, a dining hall, a yoga gym or even a restaurant. For it is equipped with a two-part professional kitchen where meals for 45 can be prepared, served and washed-up.
No shortage of uses for this complex in the forest. As a natural outdoor centre for hikers and naturalists. As a retirement village for a handful of 60-somethings. As a centre for mountain-bikers. As an animal refuge with strays of every stripe: it used to have a donkey enclosure. As a retreat for contemplation, healing and meditation. Or as it is today: a gite complex where families can enjoy outdoor life in perfect comfort and safety. There is no further work to be done apart from finishing off two rooms in the main house. It is sold fully-furnished and equipped: buyers can expect to be letting the gites and generating an income from day 1.
Please contact us for further information and pictures. The property can be visited by appointment only.

The Tarn is a fairly big département stretching from the rugged heights of the Massif Central at Lacaune in the north-east to the balmy flood plain of the Tarn river green with vines in the south-east.
The major towns are all completely different. Albi is the administrative centre and was the seat of the church's power in the region since the 11th century. It is home to the region's largest fortified cathedral (and the world's biggest brick building) and was designated a UNESCO World Heritage Site in 2011.
Castres and Mazamet are more industrial: Castres had a weaving industry and Mazamet a thriving tanning and leather goods industry right up to the end of the 20th century. Both used the abundant timber and water resources from the nearby hills. There is also an important outcrop of granite in the hills above Castres in the Sidobre area: this is a tourist attraction as well as a source of raw materials for the building industry.
Gaillac, on the River Tarn, is a wine centre ... and has been since the Romans first planted vines here over two thousand years ago.
To the east lies the Hérault département. The two counties meet in the wild Haut Languedoc natural park: an upland area of forests and lakes, criss-crossed by hiking trails and mountain bike tracks.
