The campsite is quite separate from the rest of the estate

Buyers are getting more than just a farmhouse with a few chalets here: this is a thriving campsite business which has been built up over the past 30 years turning over in excess of €80k. There are permanent chalets, a pool, plots for caravans, motor-homes and tents and, as an exotic extra, a cabin-cruiser on the lake for romantic weekends.

 

But that's not all! The owners, who live on the other side of the lake in a traditional Lauragais farmhouse, have developed a market-gardening business growing aparagus, melons, tomatoes, aubergines etc in 6 huge tunnels which they sell on site and to local outlets. This business turns over more than €150k.

 

The farmhouse is a traditional 18th century house made of local pink brick with more than 300m² of living surface. About 100m² of this has yet to be fully renovated. But there are four bedrooms, two bathrooms and room for another two rooms at least. A section of the house is devoted to the market garden business with a cold-room and mushroom production.

 

There is a large barn opposite the farmhouse which is used to house machinery and stock seed, plants and garden material.

 

The campsite is quite independent of the farm and market-garden. It comprises 6 permanent chalets (sleep 5/6 guests), an 'events' room which is equipped with a kitchen and can accommodate 30 guests, a gym/shower room beside the pool as well as the pool itself. There are 5 plots for caravans - equipped with water and electricity points - a camper-van stop, again with water and electricity, and a number of simple plots for tents. The owner has set aside an area of about 5000m² adjacent to the campsite for an eventual enlargement of the business: there is space for another 6 chalets.

 

The lake is an immense attraction and it has been well-stocked with fish. It belongs exclusively to the estate and the water ids used to irrigate the market-garden business and to keep the campsite green and fresh in summer. There is now a cabin cruiser on the lake which clients can rent for €70 the night ... and experience a nautical evening.

 

Our opinion: Campsites are very difficult to create in France. You have to buy into an existing structure. That's why this property is both unusual and fairly expensive: however, there is space to more than double the capacity. Then there is the market gardening business which is extremely lucrative. Not all buyers may be keen/capable of running this side of things but it could be subcontracted out to local people or turned into a more leisurely organic set-up. Finally, there is another 33 hectares of land that goes with the estate - agricultural land - should anyone be tempted to do a bit of real farming!

Haute-Garonne is the upper Garonne valley which stretches from the Frontonnais vineyards in the north, right up the river valley to the Spanish border on the crest of the Pyrenees to the south.

South of Toulouse the arable land gradually gives way to more dramatic scenery of forest-clad hills, chateaux and tiny villages. The mountains arrive like a wall of snow. Ski resorts at Luchon and Peyragudes are frequented by Toulouse skiers and a smattering of foreigners. The Pyrenees are also peppered with spas where one can take the waters and undergo a range of medical care packages.
