The Minervois wine-producing area of Languedoc stretches from the outskirts of Carcassonne to the mediaeval cité of Minerve, following the winding Canal du Midi as it seeks a path through the last southernmost rocky outcrops of the Massif Central. It is a region of clear blue skies, Mediterranean climate, vines and olive groves. A number of compact stone-built villages pepper the landscape: this is where vignerons live and stock their wine production.
The chateau belonged to a rich and powerful wine merchant of the 18th century. The estate is now shorn of its vines and winery but retains the original chateau which has been converted into 5 dwellings: the owner lives in one and three are let out. The fifth is as yet unfinished.
The key word here is flexibility: the five apartments that now make up the property can be used in a variety of different ways. They are all different: two are on the ground floor and boast spacious entrance halls, high ceilings and big square rooms. Two are on the middle floor, again with fine square rooms and views over the village. The top flat - on the second floor, has a roof terrace and views over the courtyard with its pool and the village beyond. Each fireplace is made of a different marble: each room has different floor tiles, each more dazzling than the last.
One of the apartments is still unfinished: it is above the old stables which have been converted into a sort of 'café' area. Above the stables is a very big room - the size of a squash court - which could be integrated into the fifth apartment of linked to the stables to make a conferenec centre/events venue.
The positive elements in this business are the location, the pool and the three up-and-running gites. Considering the knock-down price, buyers could afford to finish the remaining gite and turn the stables/squash court into something special: wine-tasting centre, yoga school, music room. The region is highly tourist-oriented: Minerve, Canal du Midi, Minervois vineyards ... and its only 35 mins from the Med. The gites can be let all year round in this region and someone with internet-marketing skills could easily boost turnover to €80k+. A bargain at the price.

The département of the Aude, in the Languedoc, prides itself as being the home of the Cathar, a famed religious sect of the 12 and 13th century, who dared defy Rome with their brand of humble, scaled-down Christianity. They failed in the end, but their story of defiance, struggle and eventual extinction is etched into the landscape, villages and castles of the region.
Throughout the 12th century the Cathar faithful were slowly pushed out of the low-lying plains towards the hostile, mountainous uplands where they found refuge in fortified villages or in castles and keeps perched on the most inaccessible crags of the Corbières or the Pyrenean foothills. In the end the French State allied with Rome, sent Simon de Montfort to root out and kill the last 'heretics' in what was known as the 'Albigensian Crusade'.
In the western part of Languedoc the most notable feature is the Lac de St Ferréol, specially conceived by Riquet when building the Canal du Midi, and designed to supply water to the canal throughout the summer period. This it does by means of a mini-canal - 'le rigole' which carries water from the resevoir to the highest point of the canal on the watershed (between Atlantic and Mediterranean basins) near Avignonnet-Lauragais
Here, we are on the border with the Hérault département and, more importantly, in the Minervois AOC. Again, the Canal-du-Midi is the lifeline that runs through the region.
