The Pyrenees are a strange mountain range: a thin wall of 3000m peaks rising up abruptly between France and Spain. They afford some great hiking, skiing and cycling opportunities but when you are right in among them you struggle to get any perspective as the valleys are narrow and high-sided. The best place to appreciate the grandeur of the range is from the foothills, 15 kms of so to the north.
This property is in - or rather on - the foothills of the Ariège. Perched on top of a ridge the house and gardens look out over a great wedge of high Pyrenees to the south and the whole of the Garonne/Ariège hills to the north. Guests have been known to spend several hours immobile: just staring out at the beautiful panorama on their first day. (It helps to have a glass of something chilled in your hand..)
What is for sale here is an authentic Ariègeois farmhouse with gite and B&B, three distinct out-buildings, a 8x5 pool and about 1.5 hectares of land, some of which may be built on.
The farmhouse is divided up thus: on one side is the owner's residence - vast lounge/kitchen/dining area, activity room/cellar and sun lounge on the ground floor and then three bedrooms, bathroom, study and wc on the uupper floor.
On the other side we find the B&B section on the ground floor - lounge, two bedrooms, bathroom and separate toilet. Separate entrance and patio.
Above the B&B is the gite: two bedrooms, bathroom, spacious kitchen/lounge area. Again, guests have their own entrance, car-park and terrace.
The gardens stretch away to the south, with a fairly big orchard on the western side and plenty of shady corners for guests. The pool is above-ground but so well sited that it is hard to believe it is not an infinity pool. Guests tend to stare at the view rather than swim.
There is more land on the other side of the house - nearly a hectare - which slopes down from the laneway/road. It is served by two outhouses: a hay barn which may have been used for horses in the past and a wine cellar! A tiny building which was used to crush the grapes and store the wine at a time when vineyards flourished on these slopes.
The other out-buildings - beside the house - are much bigger and more practical. They act as car park, workshop, chicken run ... wood storage.
Location is everything when your property is not beside Carcassonne's walls or Albi's cathedral. This property has that very special sort of location: a house with a view. And what a view! It is also close to a wealth of sites (and sights) that make this part of France so special: castles, historic towns, prehistoric caves and ski resorts. As regards the business element it is run as a gite plus B&B: unusual, in the sense that most people opt for one or the other. Luckily it is very flexible: we would be tempted to turn the B&B space into a second gite and transform the workshop/pigsty into a third gite. Horses could be kept in the back field and cycling holidays run from the main house. Definitely worth a visit.

Hautes Pyrénées - Haute Garonne - Ariège
South of Gascony and Toulouse, the area covered by the central Pyrenees is more or less the départements of Ariège, Haute Garonne and Hautes Pyrénées. This is where the Pyrenean range rises straight up like a wall with very little piedmont of foothill area, to a uniform height of over 3000 metres.
Seen from the plains below words like majestic and stunning are too feeble. The Pyrenees are everything one expects from a mountain range: impressive, high, easily accessible and covered in snow. Unlike the Alps they are home to a carpet of deciduous forest - beech, larch, elder - which make for real seasons as springtime green turns rich and dark in summer before fusing into reds and flame yellows in autumn.
The main cities in the region are Foix, Tarbes and Pau - all associated with ruling kings and dukes who protected their citizens from invaders and terrors both real and imaginary. Lourdes, the other big town of the region, is actually in the mountains, surrounded by towering peaks and steep valleys.
Obviously winter sports play a major role in local tourism with a number of resorts serving urbanites from Toulouse and Bordeaux as well as a smattering of foreigners. The other big attraction is spas, of which the region has many. Although some of these are 'medicalisé' (you need a prescription to take the waters), the trend is towards a more open approach with each spa town vying to provide well-being water products for the tourist.
Finally, we can't speak of the Pyrenees without mentioning cycling. The moment of truth in any Tour de France is when the riders attack mythical passes such as the Tourmalet, the Aubisque or the Port de Balès. Here, we are a few kms from the long and difficult climb up to the Plateau de Beille and the fearsome climb up to Ax-Trois-Domains.
