Carcassonne is THE most visited tourist attraction after the Mont St Michel. Tourists come to marvel at the 13th century citadel, the old town which dates back to Roman times and the Canal du Midi. Carcassonne is very much on the must-see UNESCO Heritage trail, beloved of overseas visitors. There are Japanese thronging the streets in January, British tourists from April through to October and Spaniards and French the rest of the year.
This property is located less than 2 miles from the famous Cité de Carcassonne. Not right beside it in the zone dominated by cheap hotels and massive car-parks, but in a neighbouring village with narrow mediaeval streets, cafés and .... peace and quiet.
Originally the winery attached to a big winegrower, the property boasts a fine early 19th century farmhouse, two gites, 3 studios, a pool and the, untouched, wine cellars. It is currently exploited as a B&B (with two ensuite guest rooms) and one gite let weekly to tourists. The second 'gite' and the three studios are let to students on 9-month leases.
The main house is a fully-renovated four-bedroomed family home. On the ground floor there is a spacious kitchen, a vast dining room and a lounge with office corner. The back kitchen and laundry area houses the central-heating unit.
Upstairs - there are two staircases - are the two 'guest' rooms each with ensuite bathroom and- up the other staircase - are four private bedrooms and a family bathroom.
The gite is comprised of a large kitchen/diner, a bathroom, searate wc and a big double bedroom. Nice shady terrace out the front in the winery courtyard, opposite the swimming pool.
The other building in the courtyard is the wine-cellar itself: an imposing array of ancient vats in a towering 8 metre high chamber. This is much as it was when wine was produced on the estate and would make a marvellous backdrop for wine-tasting weekends or seminars.
The second 'gite' and the three studios are not accessed through the courtyard but through a separate entrance on the street behind. This makes them independant of the owners' house/gite area and pool. The gite is a spacious one-bedroomed cottage with a big terrace out front. The studios are self-contained one room flats with kitchen corner and bathroom. Two of them have a mezzanine floor with extra bedroom; the three studios have access to a walled courtyard with barbecue facilities.
The pool is is a purpose-built oval affair of around 12 metres length. No liner or tiling but a special 'natural' finish giving a unusual green-turquoise colour. The pool-house is a garage which is also used as an artist's studio.
Finally, the winery courtyard is a delightful space with shady trees and any number of outdoor terraces and patios.
Our opinion: You can't get better than this in terms of location. Firstly, Carcassonne is the year-round tourist attraction in S France. Secondly, the property is just far enough away from the Citadel to retain an air of old-world charm and authenticity. But for the clients it is right where they want to be. The property is run as a B&B-cum-Gite business but in reality it could be run in a number of ways. There are 6 rental units in all: it's up to the buyer to decide where he/she wants to live and how to let the remaining units. We would be tempted to keep the guest house as is and to let the studios through AirBnB or similar as short-term tourist lets - 2 or 3 day lets. The wine cellar must be used for activities: wine-tasting (obviously), wine seminars or just yoga classes or gallery space. The price is right and the potential enormous: go for it!

The département of the Aude, in the Languedoc, prides itself as being the home of the Cathar, a famed religious sect of the 12 and 13th century, who dared defy Rome with their brand of humble, scaled-down Christianity. They failed in the end, but their story of defiance, struggle and eventual extinction is etched into the landscape, villages and castles of the region.
Throughout the 12th century the Cathar faithful were slowly pushed out of the low-lying plains towards the hostile, mountainous uplands where they found refuge in fortified villages or in castles and keeps perched on the most inaccessible crags of the Corbières or the Pyrenean foothills. In the end the French State allied with Rome, sent Simon de Montfort to root out and kill the last 'heretics' in what was known as the 'Albigensian Crusade'.
In the western part of Languedoc the most notable feature is the Lac de St Ferréol, specially conceived by Riquet when building the Canal du Midi, and designed to supply water to the canal throughout the summer period. This it does by means of a mini-canal - 'le rigole' which carries water from the resevoir to the highest point of the canal on the watershed (between Atlantic and Mediterranean basins) near Avignonnet-Lauragais.
The Eastern part of the Aude département is wild and nearly uninhabited, a region of rough hills, maquis-clad outcrops and vines as far as the eye can see. This is the Corbières, renowned for its rough, strong red wines, olive groves and castles. The Corbières start just outside of Carcassonne where well-kept vineyards slowly give way to pine forest and more dramatic terrain.
