This property is based on a "very big gite" - the rather banal term used to describe a self-catering gite with more than 8 bedrooms designed for groups of up to 22 guests. Two bedrooms, lounge, kitchen and bathroom: fully insulated and cosy with two splendid patios surrounded by greenery. The rest of the barn is unused ... and just crying out for conversion into something useful: events hall, yoga centre, another gite ... there are over 200m² of space.

The gite is extremely spacious: as well as the 10 bedrooms, 5 bath/shower rooms, 4 toilets, and kitchen/dining-room there is a vast lounge with billiard table and a terrace the width of the building. There is sleeping for 28 guests in all. The gite is let out all year round (the owners take off Jan and Feb): they have no problem filling the place winter and summer.
Out back there is a nice little heated pool in a walled courtyard which can be used from March through to December. This is next to the spa which boasts a quality jacuzzi and a spacious Finnish-made sauna.
The gardens are flat, bounded by a little stream on one side. The tobacco barn effectively splits the estate into two, with the area behind it acting as the owner's private space.
This business has a lot going for it: it works 10 months of the year, brings in a healthy income, is easy to run and has room for expansion. The obvious way forward is to develop the tobacco-drying barn. But the premises could be used otherwise: with the 10 bedrooms it would be possible to run a B&B as well as a 5-bed gite if one so wanted. The other point is that the owners are French-speakers who have not marketed the gite outside of France. Indeed, most of the customers are regional. This sort of property could easily fetch €5000 a week if marketed to an overseas clientele.

South of Bergerac but north of the Garonne valley, this region is one of rolling hills, farmland and forest dotted with hilltop villages. This is where the ancient regions of Perigord and Quercy meet.
The Lot, Dordogne and Garonne rivers are all slow and full at this stage as they near the sea.
The hillsides are covered with vines (the Buzet appellation at Agen is especially good) and plum, apple and pear orchards. Dried plums - pruneaux d'Agen - are a speciality.
Above all visitors adore strolling the the extraordinary 'bastide' villages of the region - 'new towns' built in the 13th et 14th century in an attempt to settle the artisans and peasants - such as Monflanquin, Lauzerte and Monjoi.
The 'Quercy Blanc' is the area south-west of Cahors where the local stone used for building is of a particularly clean white colour. It stretches from the Lot département in the north to the river Garonne in the South.
