Although technically in the Corrèze département (by 400 metres), this property really belongs to the Dordogne Valley/Rocamadour region in terms of tourist-awareness. In fact, it is exceptionally well-placed for guests wishing to explore both the Dordogne (Lascaux, Sarlat, the river Valley) and the Lot (Pech Merle, Rocamadour, Lot valley vineyards). Access is simple by A20 motorway to Brive as is air transport through Brive airport.

 

The property consists of two main buildings - the owners two-storey stone-built house and a large converted barn housing the two gites and the three guest rooms. There are out-houses: a three-car garage used for motorbike parking and painting activities and another building with workshop and laundry room. These are all set in the middle of a 4000m² garden with car-park, orchard, vegetable patch and superb 12x5 metre heated pool with summer kitchen.

 

The main house is built out of that particular upper-Dordogne stone veering in tint from champagne to burnt red. The current owners have turned it into a bijou residence with large lounge, spacious working kitchen (with an AGA!), office/bedroom with ensuite shower room and WC downstairs and three bedrooms and big bathroom upstairs. Features include the eclectic wood-burning stove in the lounge, the incomparable Aga in the kitchen and the well-paced terraces at each door of the kitchen for alfresco dining - either en famille or with up to 12 B&B guests.

The gites are housed on the ground floor of a stone-built renovated barn. The smaller gite is totally disabled-friendly with access to the bathroom, kitchen appliances and bed all compliant withFrench norms. Its kitchen/lounge plus large double bedroom with ensuite bathroom format appeals to a wide range of clientele, even out of season.

Gite 2 is bigger with two bedrooms as well as a larger lounge/kitchen area. Both the gites have their own private terrace space in the garden and both have underfloor heating.

 

The three guest rooms are in the upper storey of the same building. The rooms are spacious, each with en-suite bathrooms. The largest room has a bit more space and a whirlpool bath in the bathroom. Two of the rooms have inter-connecting doors so that they can be marketed as 'family' rooms if needed. All the rooms are equipped with reversible cool/warm air-conditioning. Guests are given breakfast in one of the outdoor terraces or in the owner's lounge/dining-room. Table d'hôte is offered to B&B guests and gite guests and is, again, taken on one of the outdoor terraces.

 

Garage, workshop and laundry room are found in separate buildings from the gite and B&B complex. The 'garage' is used to house motorbikes and as a workshop for artistic activities. (There is a large car-park near the road for up to a dozen vehicles). The laundry has a spacious area for washing and ironing and two large washing machines and a dryer.

 

The pool is a nice big heated 12x5 metre affair in its own compound with safety fencing which meets all French govt requirements. There's a summer kitchen with fridge and barbecue, bar and seating and also a dining area sheltered from the midday sun. Behind the pool there is an orchard with cherry, fig and apple trees and a very sophisticated vegetable patch.

 

Our opinion: An unusual property in that it offers both B&B and gite accommodation. This could, of course, be tweaked if buyers wanted to specialise in just B&B or just gites. Whatever your decision one thing is clear: this is a property created and cared for by perfectionists. There is not a stone out of place, a towel missing or leaky tap in sight. Everything has been closely studied and optimized: excellent insulation, underfloor heating, air-con upstairs, accessible plumbing and electricty circuits and boards. The location is also a key factor: major tourist attractions like Lascaux and Rocamadour are within easy reach. This is an excellent property and the price is right: no hesitation!

The Lot

 


South-West France is basically a low-lying sun-baked plateau bisected by deep river valleys running off the Massif Central to the Atlantic Ocean: the Tarn, the Aveyron, the Lot and the Dordogne. As elsewhere in France, the départements (or counties) are named after these river valleys and their catchment areas.

 

The Lot valley is in the middle, sheltered and warm, and has long been home to some of the best vineyards of the region. The wealth created from the wine trade has contributed over the centuries to the construction of numerous magnificent chateaux and manor houses throughout the département.

 

Well before this trade, prehistoric man thrived in these valleys, leaving traces in a number of caves . One of the most spectacular caves with rupestrian art is at Pech Merle, in the Lot valley East of Cahors and a few minutes from St-Cirq-Lapopie.

 

To the north of the département we find the ecclesiastical centre at Rocamadour - a stunning settlement which literally clings to the cliff face. It is the second most visited tourist site after Carcassonne.
