Gite business in Quercy for sale
the 'cottage' gite

Just north of the Garonne valley, between Moissac and Agen, on the edge of one of those (many) pretty white-stone villages, this gite business has the best of both worlds. Guests look out over green fields to the wooded hills beyond while having the mediaeval village with its shops, café and ancient abbey just a few minutes away out the door.

The property is a renovated 18th century farmhouse set in a walled and fenced garden on the edge of a mediaeval village. As well as the main farmhouse there are two gites: one an independent stone-built cottage and the other an extension to the farmhouse. There's also a big barn which can be developed into further accommodation, a shady garden with flowering shrubs and trees and a fine recently-installed 10 metre pool. There's also parking for 6 or 7 cars.

The main house is a renovated farmhouse on two levels: downstairs thare's the kitchen, dining room, study/office and a spacious living room with wood-burning stove. Upstairs there are three bedrooms and a bathroom. Heating is by sophisticated electric storage radiators using off-peak electricity.

the main house

Gite 1 is an independent cottage in the garden, even older probably than the main house and contructed out of that beautiful white Quercy stone. Downstairs there are two bedrooms, a fine well-equipped kitchen and a bathroom the size of most people's kitchens. The lounge occupies all of the upper floor.

Gite 2 is a continuation of the huge barn behind the house. It has been transformed into a quirky 4 bedroomed house with vast kitchen/dining area and separate lounge on the ground floor, two master bedrooms with two shower rooms on the first floor and two more 'kids' rooms on the top floor.

Buyers looking for development possibilities will just love the barn at the back of the house: a huge space which could accommodate another 2 bedroomed gite, an 'events' room, a yoga retreat ...

Our opinion

This property has a lot of attractive sides that aren't immediately apparent. It is not lost in the country with no near neighbours: it's on the edge of a beautiful mediaeval village with a shop and a café. But it looks out over fields and forest. The region is peppered with fabulous mediaeval villages that guests like to visit from April to October. The gites are family-oriented as the pool is a big draw, but out-of-season customers are also drawn to the area. With a fairly big 3-bedroom house and two gites this property represents excellent value for money. Go for it!

Dordogne/

Lot & Garonne

South of Bergerac but north of the Garonne valley, this region is one of rolling hills, farmland and forest dotted with hilltop villages. This is where the ancient regions of Perigord and Quercy meet.

The Lot, Dordogne and Garonne rivers are all slow and full at this stage as they near the sea.

The hillsides are covered with vines (the Buzet appellation at Agen is especially good) and plum, apple and pear orchards. Dried plums - pruneaux d'Agen - are a speciality.

Above all visitors adore strolling the the extraordinary 'bastide' villages of the region - 'new towns' built in the 13th et 14th century in an attempt to settle the artisans and peasants - such as Monflanquin, Eymet or Montjoi.

- self-contained gite business

- 3 dwellings: main house, big gite and cottage

- unexploited barn

- in-ground pool

- 65 minutes Toulouse airport

- edge of lively village: shop and café
