There are three essential elements to a successful 'lifestyle' business in France: location, quality renovation and fittings, and, above all, high turnover figures. This property has all three.
St Antonin Noble Val is a little jewel on the banks of the Aveyron river as it leaves the Massif Central in a dramatic steep-sided gorge. A jumble of mediaeval houses and ecclesiastical buildings vie for space while great green swathes of oak forest sweep up behind the town to the plateau above. It is big enough to accommodate numerous cafés, restaurants, shops and an excellent street market but small enough for tourists to be able to visit everything on foot. St Antonin is also a centre for river sports activities - canoeing and kayaking, rock-climbing, pot-holing and mountain-biking.
The property is right in the mediaeval centre: a fine 3-storey mansion with its own (very rare) private garden. Not on the main street but minutes from the market, cafés, restaurants and river activities.
Ground floor: Entrance hall, guest dining room and breakfast room on this floor along with a kitchen dedicated to breakfasts and table d'hôte. There is also the little gite: a one bedroom studio with bathroom and cooking facilities. Access direct from the street.
First floor: the entire floor is the owners' private space: big kitchen, dining room, spacious and bright lounge with wood-burning stove, master bedroom with ensuite bathroom, office/bedroom and another ensuite guest room for friends, family or overflow guests.
Second floor - the Guest floor: 5 ensuite guest bedrooms, each with a different style: one has a balcony, another a roof terrace (with extraordinary views over the village and hills) but all are comfortable, double-glazed and spacious.
Attic: it's worth pointing out that this vast loft space is eminently usable with more than 2 metrès headroom and about 120m² surface area. Another 3 or 4 rooms possible.
The garden is a haven of peace in this bustling town: meals are often taken outside and there is a sort of summer kitchen with barbecue facilities.
St Antonin Noble Val is one of those towns to put up there with St Cirq-Lapopie or Sarlat. It has incredible drawing power as far as tourists are concerned. It's also a very pleasant place to live with a great market, good cafés and restaurants and, above all, year-round activity.
Given the high standard to which this property has been renovated: central-heating throughout, insulation, double-glazing, satellite tv, electrics etc and given the excellent reputation it enjoys among international travellers, we would be surprised if it stays on the market very long. The location is right, the quality is right and the price is right: no hesitation!
The property can be visited by appointment only.

The Tarn & Garonne
The Tarn and Garonne department is, as its name suggests, centred on the confluence of the two rivers, Tarn and Garonne, in the middle stages of their journey to the ocean at Bordeaux. In fact there is a third important river - the Aveyron - which also cuts a swathe through this varied and delightful county.
The major towns are Montauban - home to the French painter Ingres and birth-place of Franco-German student leader and democrat Daniel Cohn-Bendit (Dany le Rouge), St Antonin-de-Noble Val - a little jewel in the Gorges de l'Aveyron, and Moissac, ecclesiastical centre and a must-see stop on the Camino.
Three slow-moving rivers mean fertile valleys and this the Tarn & Garonne has in abundance. The flood plains of the main rivers support an intensive and professional fruit and vegetable industry with apples, pears, plums, dessert grapes, kiwis, apricots and peaches all doing well on the rich soils.
The département is also crossed by the canal latéral which provides a navigable waterway from Toulouse to the ocean.
