The entire historic centre of Albi is now a UNESCO World Heritage Site: the Cathedral, the Bishop's Palace and the mediaeval centre ville. This means that tourists stream towards Albi all year round to explore the streets, the churches, museums and waterfront. Many stay in the town itself but more discerning guests prefer to spend a few days in the rich Tarn countryside a few minutes out of town.
This property is an old 17th century farm in a tiny hamlet about 15 minutes east of Albi. It is located on the causses - the plateau above the gorge cut by the Tarn river - between the villages of Villefranche and Ambialet. It consists of two houses: the owner's three-bedroomed home and the guest house which houses the 3 B&B rooms. There are garages, outhouses, a summer house and a nice pool. Views over the countryside which falls away in three directions.
Main house (17th/18th century) on two levels:
ground floor - vast living room with exposed stonework, bread-oven, large bay windows. Bathroom and separate WC. Big farm kitchen with space for dining. Pantry and laundry room.
first floor - three double bedrooms. The master bedroom has its own balcony with direct access from the garden.
Oil-fired central heating throughout. Wood-burning stove in lounge: wood-chip stove in kitchen. (ie, CH rarely used).
The guest house: on the other side of the garden from the owners' home this stone built renovated barn contains one ensuite room downstairs and two more upstairs. It has its own shady terrace where breakfast and evening meals are served.
The pool: a 10x4 metre heated pool set in the garden behind the main house. Is used from April through to October. Views over the countryside.
The gardens: between the buildings are a series of beds which have been planted with a bewildering variety of plants: unusual flowers, shrubs, bamboo and vegetables.
Between main house and guest house is the summer house, a quaint little building where guests can go to read quietly or take tea. This building could be converted into a 4th guest room or small gite.
There is a garage/workshop under part of the guest house.
This property has two major assets: its location just 15 minutes from Albi and its location in a totally quiet, rural setting near to some of the Tarn's most beautiful river scenery. Guests enjoy both the bustle of a visit to the Cathedral and a quiet day strolling along the banks of the Tarn at Ambialet. There are only 3 guest rooms but it would be possible to add a fourth. This would be a good business for buyers starting out in B&B: simple to run and simple to fill most of the year, generating enough for a simple lifestyle in the country. The Tarn is a fairly big département stretching from the rugged heights of the Massif Central at Lacaune in the north-east to the balmy flood plain of the Tarn river green with vines in the south-east.
The major towns are all completely different. Albi is the administrative centre and was the seat of the church's power in the region since the 11th century. It is home to the region's largest fortified cathedral (and the world's biggest brick building) and was designated a UNESCO World Heritage Site in 2011.
Castres and Mazamet are more industrial: Castres had a weaving industry and Mazamet a thriving tanning and leather goods industry right up to the end of the 20th century. Both used the abundant timber and water resources from the nearby hills. There is also an important outcrop of granite in the hills above Castres in the Sidobre area: this is a tourist attraction as well as a source of raw materials for the building industry.
Gaillac, on the River Tarn, is a wine centre ... and has been since the Romans first planted vines here over two thousand years ago.
The "Golden Triangle" is an area of vineyards, rolling hills and pretty mediaeval villages between Albi, Gaillac and Cordes-sur-Ciel. Property there tends to be over-priced.
