This property consists of a 4-bedroomed wine-grower's house set in a 2 hectare estate with 4 working gites, a large pool, numerous out-houses, an orchard and vegetable patch. It is located in the countryside a few minutes from a lively village north of the town of Nogaro, reputed for its Armagnac and automobile racing circuit.

 

It's the sort of property that lends itself to all-year-round letting activity as the racing circuit operates a school all winter and there is a constant demand for upmarket lodgings. Summer looks after itself and the shoulder months attract wine and Armagnac lovers, culinary tourists and history buffs.

 

The details:

The House is a roomy four-bedroomed house of two storeys.

Downstairs there is a big, spacious farm kitchen with pantries and laundry rooms off the kitchen. The lounge/dining room is next door with big fireplace and wood-burning stove. The master bedroom is on this floor too with a fine ensuite bathroom.

 

Upstairs there are another three double bedrooms and a spacious bathroom. The whole house is heated with an oil-fired central-heating system.

 

An open barn with barbecue space and wood storage runs from the house down to the pool. At the end of this structure is the old bread oven, now being converted into a one-bedroomed 'cottage' for friends and family. It can also be used as a summer kitchen for functions around the pool.

 

The gites are in two separate buildings: the old barn converted into three self-contained units (a one-bedroom, a two-bedroom and a three-bedroomed gite) each with their own south-facing terrace.

 

The fourth gite is a superb cottage, on its own, with two bedrooms, lounge and kitchen.

 

The pool is set back from the buildings - a beautiful 12 metre tiled pool (no liner!) which conforms to all safety regulations. There is a vegetable patch as well as a varied and substantial orchard of apple, pear, plum, cherry and quince as well as walnut trees.

 

Shopping is done in Nogaro, just a few kms down the road. The local village is a cosmopolitan centre with year-round activities.

 

Our opinion:

This is a true gite business which needs taking in hand. Modern internet marketing methods mean that it is possible to fill the accommodation on offer here all year round. With a bit of marketing savvy and a wine or Armagnac-tainted theme, one could boost earnings to over €60k pa. Everything is in place: the family home, the four gites (5, if you count the bread-oven gite), the big pool, the grounds ... and the peace and quiet. The estate is at the end of a lane (one neighbour) with no through traffic: bliss!

Gascony

 


Gascony in South West France covers most of the area to the south west of a line joining Bordeaux, Agen and Toulouse, that is, the western part of the Midi Pyrenees region, and the coastal section of Aquitaine.

 

It is one of the least inhabited regions of France, which contributes to its charm, the landscape features gentle river valleys, mixed woodland and rich farmland producing maize and sunflowers. Majestic views of the Pyrenees etch the horizon.

 

Pretty medieval villages of mellow stone nestle in the green rolling hills, many of them with arcaded central squares, perfect for a long lunch on a warm afternoon. Auch, the historical centre of Gascony, (and the town of D’Artagnan), boasts a magnificent cathedral, several museums, and a maze of attractive pedestrianised streets.

 

The climate is mild and warm and the wines of the region offer variety and quality, from the spicy red Madiran, the tannic Tursan, through to the elegant sweet Pacherenc which teams perfectly with foie gras. Then there is Armagnac, the digestif of the region, whose unique ageing process allows layers of subtle flavours to develop, and, its enthusiasts will explain, protects against heart disease and obesity.

 

Generally speaking, a liking for duck is useful when eating in Gascony, but there is much else besides foie gras, confit, magret de canard, and all the other iterations of that humble bird. The ‘jambon du pays’ is excellent and teams perfectly with the famed melons from Lectoure, whose fragrant juicy flesh bears no relation to their pale cousins beloved of the supermarkets. Local markets offer a vast array of excellent fresh fruit and vegetables.

 

The inhabitants of the area are amongst the most long lived in France, they attribute this to the high quality of their local produce, and they could be correct!
