house with a view
Montréal is an ancient wine village, sitting atop the hills over-looking the Aude valley on the one side and the Pyrenees mountain range on the other. Like all mediaeval villages, the streets are a tight network of lanes and the houses tend to be dark and without yard or garden.
Luckily, in the early 18th century, a group of town worthies saw fit to built a number of fine manor houses on the southern side of the village with terraced gardens, maximum sunlight and stupenduous views over the countryside and the Pyrenean peaks. One of these rare properties is now up for sale.
This fine house has five good sized bedrooms, a spacious and elegantly fitted kitchen, a large and bright living room with a handsome marble fireplace, three bath/shower-rooms and a lot more space as yet unused in both attic and ground floor. There is some 250m² of living space.
The present owners have slowly renovated two floors of the building, using original material and features wherever possible. The fireplaces, much of the flooring and the original grand staircase bear witness to the former grandeur of the mansion.
The second floor - apart from one bedroom and office space - is as yet unconverted. It offers over 100m² of floorspace which could be used to create 4 or so ensuite bedrooms. For us at GITES à la française, this house is just asking to be transformed into an upmarket B&B.

Finally, Montréal is only 12 minutes or so from Carcassonne airport with its regular flights to Standsted, Liverpool, Dublin and Charleroi. Montréal has shops, hair-dressers, cafés and restaurants and a good market: unusual for such a large village. Carcassonne, now a UNESCO World Heritage Site, is the regional capital and draws tourists from all over the world throughout the year.
It's the rarity of good village houses with a garden and views just 10 minutes from an international airport that convinces us that this will make a fabulous guest house. There is still work to be done: an entire floor needs to be converted into living accommodation for the owners ... or into guest rooms. But with less than €100k investment (less if you are doing it yourself) buyers will have a top-quality guest house capable of turning over more than €150k pa.
Please contact us for further information and pictures. The property can be visited by appointment only.

The département of the Aude, in the Languedoc, prides itself as being the home of the Cathar, a famed religious sect of the 12 and 13th century, who dared defy Rome with their brand of humble, scaled-down Christianity. They failed in the end, but their story of defiance, struggle and eventual extinction is etched into the landscape, villages and castles of the region.
Throughout the 12th century the Cathar faithful were slowly pushed out of the low-lying plains towards the hostile, mountainous uplands where they found refuge in fortified villages or in castles and keeps perched on the most inaccessible crags of the Corbières or the Pyrenean foothills. In the end the French State allied with Rome, sent Simon de Montfort to root out and kill the last 'heretics' in what was known as the 'Albigensian Crusade'.
Montréal is a village about 15 kms south-west of Carcassonne and boasts (as well as the usual wine co-op) a grandiose but austere fortified church dating back to the 11th century. It houses graphic scenes of Vincent being tortured on the rack. St Vincent is the patron saint of wine-growers.
