Large gite complex: 5 gites + 3 B&B rooms

Owner's house - pool - barn - 3 hectares

€899,000 * (ref: 173)

In the heart of Dordogne's "golden triangle" between Sarlat, Les Eyzies and Beynac, close to the Vézère valley and its pre-history centre and caves (Font de Gaume), close to the Dordogne river at St Cyprien ... you can't get much better a location than this. Oh, and you can walk into the local village in a couple of minutes and buy your baguette and enjoy a coffee on the café terrace!

This is really a hamlet on the outskirts of a mediaeval village which has been converted into an upmarket gite complex with a row of traditional farmhouses (above) as gites and a converted barn supplying the owner's residence and three 'studios': self-catering one-bedroom accommodation which can serve as either 'small' gites or classic B&B guest rooms.

Behind the gites is the fine 12x6 metre pool, an orchard and three hectares of meadow and woodland.

The houses that make up the hamlet are all different which adds to the variety and charm of the gites. The big gite is on three floors with two bedrooms and bathroom above a spacious kitchen and lounge area and a further dormitory room on the second floor. Sleeps up to 8 guests.

There is one other 3-bedroomed gite, another with 2 bedrooms and the final two have kitchen, lounge and one bedroom. Rental prices range from €675 pw for the smallest gite to €1600 pw for the largest in the high season.

Across the garden from the gites is the owner's house: a traditional Dordogne stone barn converted into a superb open-plan dwelling with more than 120m² of living space. Underfloor heating and a wood-pellet stove keep the house warm during the (short) winter. On the lower level (the house is built on a slope) there are three independent studios facing on to a walnut orchard to the east. These each have kitchen facilities, bathroom with wc and their own terrace space. One is often kept for family and friends and the other two let as mini-gites for €72 the night or €350 or so pw. They could be used as B&B rooms with breakfast served on the terrace.

There are neighbours (we are 300 metres from the village) but they are more of a help than a hindrance.

The 5 gites and 3 studios/guest rooms can accommodate up to 28 guests. This allows the owners to welcome wedding parties, cyclists, yoga enthusiasts and and other groups in the low season.

Our opinion:

If you are looking for a genuine gite complex in the Dordogne that will generate more than enough income to live on ... then this is for you. It has it all: location, charm, quality finish, space and ... development potential (unused tobacco barn and building land). It is in the country but on the outskirts of a twee village. The owner's accommodation is independent from the gites. There are 3 hectares of orchard, veg patch, meadow and woodland for horses or other outdoor activities. The tobacco barn could be used for events, meetings, yoga courses or indoor badminton!

Dordogne

The charm of the region lies in the unspoilt nature of the countryside, the picture-perfect villages and a rich heritage of churches, abbeys and chateaux. Above all, Dordogne is home to two (at least) of the most remarkable prehistoric sites in Europe: Lascaux and Font de Gaume.

The region south of the Dordogne river is carpeted with vast forests of oak punctuated with fields and stone walls. Dwellings tend to be grouped in fortified villages and bastide towns with high walls and narrow mediaeval streets.

North of the Dordogne river the landscape becomes wilder with rivers cutting deep gorges through the honey-coloured limestone. In the region - the Golden triangle - between Dordogne and Vézère river valleys - one finds the principal pre-history sites of the Perigord

Sarlat is the uncrowned capital of the Dordogne: all roads lead to this uniformly lovely town with its honey-coloured stone houses and public buildings, its museums, galleries and biutiques, its cafés, restaurants and - especially - its weekly market.

Winters can be cold but summers are inevitably hot and rain-free.
