Carcassonne gite complex for sale

Carcassonne is the main tourist attraction in the whole of Southern France. The 13th century citadel - now a UNESCO World Heritage Site - attracts nearly as many visitors as the Mont St Michel. Accommodation is at a premium with a clutch of hotels clustered around the gates of the Cité ... and not much else. Hence the demand for well-placed gite accommodation. This property nestles in a pine forest in one of Carcassonne's outlying villages, Palaja.

Unlike many of our other properties this is a modern villa dating back just 15 years or so. Lovers of exposed beams and crumbling stone walls will be disappointed but for those who like well-finished, well-insulated and clean housing with double-glazing and minimum heat loss, new roofs and modern fuseboards, this is a treat!

The main villa has a big living/dining room and three bedrooms (2 en-suite) one of which is currently used as an office. There's an open kitchen, fully-equipped.

Gite 1 is in a wing (see above - the left side) of the villa and boasts a double bedroom, bathroom, living-room with extra beds for kiddies and a kitchen area. Private terrace.

Gite 2 is behind the villa, in the area around the pool. It's split into sleeping quarters (two bedrooms, bathroom and sauna) and living/cooking area with lounge/dining room, kitchen and scullery.

Below gite 1 there is a 80m² 'garage' which is not used as such but earmarked for gite n° 3.

Other buildings on the estate include a workshop, a garage with cellar, laundry room and storage space as well as cosseted automobile. And, of course, the pool: the real thing with a properly tiled basin (no liners here!) and plenty of space all around it for lounging.

With over two acres of Mediterranean 'garden', thick with parasol pines and oleander, one hardly notices that the estate is in the heart of a busy village, complete with schools, cafés, bakeries and restaurants.

Our opinion:

This is a flexible business which would lend itself to a number of business models. It could be run as it is currently with one of the gites being used exclusively for 'family and friends' while the other is let out over the summer months. Or as a serious 'two gites' business with marketing emphasis being made to woo low season retirees. One could even run a couple of B&B rooms in the main villa or out of one of the gites. Whatever your model, the location is excellent and should ensure year-round bookings.

Cathar Country

The département of the Aude, in the Languedoc, prides itself as being the home of the Cathar, a famed religious sect of the 12 and 13th century, who dared defy Rome with their brand of humble, scaled-down Christianity. They failed in the end, but their story of defiance, struggle and eventual extinction is etched into the landscape, villages and castles of the region.

Throughout the 12th century the Cathar faithful were slowly pushed out of the low-lying plains towards the hostile, mountainous uplands where they found refuge in fortified villages or in castles and keeps perched on the most inaccessible crags of the Corbières or the Pyrenean foothills. In the end the French State allied with Rome, sent Simon de Montfort to root out and kill the last 'heretics' in what was known as the 'Albigensian Crusade'.

In the western part of Languedoc the most notable feature is the Lac de St Ferréol, specially conceived by Riquet when building the Canal du Midi, and designed to supply water to the canal throughout the summer period. This it does by means of a mini-canal - 'le rigole' which carries water from the resevoir to the highest point of the canal on the watershed (between Atlantic and Mediterranean basins) near Avignonnet-Lauragais.

The southern part of the département meets the Pyrenees and boasts a wealth of whitewater rivers, trekking trails and ski resorts.
