Dordogne - Les Eyzies - gite
typical 3-star 'Gîtes de France' property
€166,400 * (ref: 135)
Tucked away in a wooded valley - out of sight and earshot of the bustle of Les Eyzies - UNESCO World Heritage site and epicentre of European pre-history - this lovely old house incorporates all that is typical and authentic about rural Dordogne. .
An investment opportunity in the heart of tourist Dordogne - in the 'Golden Triangle' between the Dordogne and Vezère valleys. It could be used as a second home or - as it is currently - as an investment. The property consists of one big house in a tiny hamlet just a few minutes from Les Eyzies, capital of French Pre-History.
The house, constructed of beautiful honey-coloured Dordogne stone has been recently renovated and refurbished by a local artisan. The ground floor is a large open-space with kitchen, dining area and lounge. There's an open fire and two French doors giving on to the terrace. Underfloor heating.
Upstairs there is a large loft which sleeps up to six guests. There's a shower room at the end of the loft. Both upstairs and downstairs windows (double-glazed) afford views over a wooded valley - due south.
The gîte (which has a 'trois épis' label from Gîtes de France) lets for €624 per week in summer.
This is a lovely little house which could be let out over the July-August period to cover costs (easily!) and then used as a second home the rest of the year. Or, if the buyer were to be already established in the region, it could be let for most of the March-October season.

The charm of the region lies in the unspoilt nature of the countryside, the picture-perfect villages and a rich heritage of churches, abbeys and chateaux. Above all, Dordogne is home to two (at least) of the most remarkable prehistoric sites in Europe: Lascaux and Font de Gaume.
The region south of the Dordogne river is carpeted with vast forests of oak punctuated with fields and stone walls. Dwellings tend to be grouped in fortified villages and bastide towns with high walls and narrow mediaeval streets.
North of the Dordogne river the landscape becomes wilder with rivers cutting deep gorges through the honey-coloured liestone. In the region - the Golden triangles - between Dordogne and Vézère river valleys - one finds the principal pre-history sites of the Perigord
Sarlat is the uncrowned capital of the Dordogne: all roads lead to this uniformly lovely town with its honey-coloured stone houses and public buildings, its museums, galleries and biutiques, its cafés, restaurants and - especially - its weekly market.
Winters can be cold but summers are inevitably hot and rain-free.
