Tarn - Brassac/Lacaune - B&B
3 guest rooms (3*) - outhouses - barn
5 hectares land - pasture and woodland
€350,000 * ref: 134
To the north of the Tarn département, where the Monts de Lacaune and the Parc Naturel du Haut-Languedoc have their source - a wild and forested region of the Massif Central rich in wildlife, folklore and tradition. This property is part of a farming hamlet, with one active farm still in place (children love visiting it), in a green and wooded valley about 10 minutes from Lacaune or Brassac.
More than just a cosy B&B, the property includes two large barns (one with a kitchen area for poultry preparation) and a garage, vegetable gardens, a chicken-run and over 5 hectares of pasture and woodland.
The business is a three star 'Gîtes de France' verified establishment.
The main house (pictured above) is one of four or five dwelling houses in the hamlet. Two are second homes and one is a working farm. The ground floor is devoted to a large living room with open fire. this leads on to a spacious kitchen where the table d'hôte is prepared. At the far end of the building the owner has her private quarters with double room and bathroom.
Upstairs we find the three double guest rooms, each with en-suite bathrooms.
The other two buildings in a U-shape are barns. One has been re-roofed (like the main house) but the otrher has traditional 'lauze' roofing (heavy, hand cut, stone tiles). The second barn is on two floors, of which the ground floor has been equipped as a kitchen for preparing poultry for sale, but which could be used for any number of activities, most obviously for cuisine classes. Finally there is a garage with space for a car and quite a lot besides.
Above all, however, this is a country B&B providing fresh farm produce for guests. Not only are chickens raised, eggs produced and all kinds of vegetables grown on site, but the surrounding woods provide many edible mushrooms and, in season, game.
This business is run by one person. She welcomes guests, changes linen, makes the evening meal and generally looks after the farm. This brings in enough for a simple but comfortable living. The challenge is in transforming the two barns (see pictures) into more letting space - gites or B&B - and maybe putting a few horses on to the 5 hectares of land. Woodland on the estate means that a good wood-burning furnace could heat these two barns at very little cost. A nice little business with a lot of potential.
The property can be visited by appointment only.

The Tarn is a fairly big département stretching from the rugged heights of the Massif Central at Lacaune in the north-east to the balmy flood plain of the Tarn river green with vines in the south-east.
The major towns are all completely different. Albi is the administrative centre and was the seat of the church's power in the region since the 11th century. It is home to the region's largest fortified cathedral (and the world's biggest brick building) and was designated a UNESCO World Heritage Site in 2011.
Castres and Mazamet are more industrial: Castres had a weaving industry and Mazamet a thriving tanning and leather goods industry right up to the end of the 20th century. Both used the abundant timber and water resources from the nearby hills. There is also an important outcrop of granite in the hills above Castres in the Sidobre area: this is a tourist attraction as well as a source of raw materials for the building industry.
Gaillac, on the River Tarn, is a wine centre ... and has been since the Romans first planted vines here over two thousand years ago.
