A rare occasion to purchase one of Gascony's jewels: a superbly renovated and maintained estate on the outskirts of Auch. The manor house dates back to the 17th century and is the former home of Italian artist Mario Cavaglieri. Ceiling paintings and murals by the artist in some of the finer rooms in the house bear witness to his time in Gascony. The chateau is now a listed building.

 

Today the estate is devoted to discreet tourism offering five independent self-catering gites, two quality guest suites (with the famous murals), two 12X6m pools, a spa and a woodland cottage. Then there is the family home in the manor, various outhouses, stables and the barn - an, as yet, unexploited space which could be used for events, receptions and conferences.

 

The property is to the south of Auch, the region's capital, on the banks of the river Gers. Some of the land takes the form of an island in the river. The arable land is leased to local farmers. The grounds around the houses are landscaped with boxwood hedges, groves of Douglas pine and lawned visitas. A couple of small lakes and some dense woodland mean that there is a rich variety of wildlife on the estate. The arable land and the fact that it is a listed building means that no neighbour can build within half a kilometre of the manor house.

 

 

The layout of the buildings is U-shaped. On one side we have the old manor house (or chateau according to local usage) which contains the family home, the two guest suites and one of the gites. On the other side we find the remaining gites, the spa and the unrenovated barn. Above all there is plenty of space: each gite has between 120m² and 175m² with which to house its guests as well as private terrace space outside. Guests have access to one of the 12 metre pools and the spa.

 

Our opinion:

Buying an estate like this is to buy into a piece of French cultural heritage. Not only has the estate and its owners played a part in Gascony's history for the past 400 years, but it has also acquired an international dimension with its connection to the Italian artist Cavaglieri. There are always dangers associated with purchasing a listed building but in this case all the serious renovation has been done: by qualified, govt-approved craftsmen overseen by the architecte des Bâtiments de France. No better guarantee.

As a gite business it ticks over very nicely. The 5 gites and 2 guest suites bring in more than enough to cover all the estate's running costs. Potential expansion must include the exploitation of the large barn: at less than 8 minutes from Auch it is the perfect venue for wedding parties, family reunions, corporate events and more. The stables and large acreage of pasture mean that equestrian activities would also be possible.

Gascony in South West France covers most of the area to the south west of a line joining Bordeaux, Agen and Toulouse, that is, the western part of the Midi Pyrenees region, and the coastal section of Aquitaine.

 

It is one of the least inhabited regions of France, which contributes to its charm, the landscape features gentle river valleys, mixed woodland and rich farmland producing maize and sunflowers. Majestic views of the Pyrenees etch the horizon.

 

Pretty medieval villages of mellow stone nestle in the green rolling hills, many of them with arcaded central squares, perfect for a long lunch on a warm afternoon. Auch, the historical centre of Gascony, (and the town of D’Artagnan), boasts a magnificent cathedral, several museums, and a maze of attractive pedestrianised streets.

 

The climate is mild and warm and the wines of the region offer variety and quality, from the spicy red Madiran, the tannic Tursan, through to the elegant sweet Pacherenc which teams perfectly with foie gras. Then there is Armagnac, the digestif of the region, whose unique ageing process allows layers of subtle flavours to develop, and, its enthusiasts will explain, protects against heart disease and obesity.

 

Generally speaking, a liking for duck is useful when eating in Gascony, but there is much else besides foie gras, confit, magret de canard, and all the other iterations of that humble bird. The ‘jambon du pays’ is excellent and teams perfectly with the famed melons from Lectoure, whose fragrant juicy flesh bears no relation to their pale cousins beloved of the supermarkets. Local markets offer a vast array of excellent fresh fruit and vegetables.

 

The inhabitants of the area are amongst the most long lived in France, they attribute this to the high quality of their local produce, and they could be correct!
