Just a few minutes from Gascony's foie gras capital - Gimont - and only 30 minutes west of Airbus HQ and Toulouse airport, this hill-top property has a lot to offer in both B&B and gite accommodation.
Currently exploited as a gite business throughout the high season to complement income from other sources, the property was once a bijou country hotel catering to upmarket guests interested in fine Gascon cuisine, wines and tranquillity.
The property is on a secluded hill-top with no near neighbours, surrounded by wheat and sunflower fields, with views over the rolling Gascony countryside and the distant Pyrenees. There is over 1 hectare of land - gardens, orchards, veg patch, duck-pond and swimming pool.
The main house is on two levels: big farm kitchen with range and open fireplace, spacious dining room and smaller library, back kitchen and pantry, a living room and a ground-floor bedroom with ensuite bathroom and WC. Towards the rear of the house there is a dining area (remember this was a hotel) with access to a raised deck for outdoor dining. On this level there is also a spa section which affords views over the sunflower fields. The flooring is nearly all original terracotta 'tomettes'. Gas-fired central-heating, double-glazing, wood-burners, ample insulation and thick walls ensure warmth and comfort through the (short) winter.
Upstairs there are 4 double bedrooms, each with bathroom and WC.
The building which houses the two gites is a separate, more recent, house independant of the owner's dwelling. The two gites are duplexes, side by side, with downstairs living area with fully-equipped kitchen and two bedrooms and bathroom upstairs. Each of the master bedrooms has access to the south-facing balcony over-looking the pool (and half of Gascony). Each gite has its own private terrace and barbecue.
But that's not all: under the main house there is a purpose-built wine cellar with constant temperature and humidity levels, a three-car garage and various storage spaces. Next to the house (annexed to the present kitchen) are the old hotel kitchens, about 60m² of tiled and drained space now used for storage but which could be used otherwise.
Finally, there's a well and a massive septic tank (remember the hotel?) which meets all current norms.
This is a property with a lot of potential: it's near to Toulouse (the economic hub of the region and home to Airbus and the French aerospace industry) and one of the few cities in France to have weathered the economic downturn. It's also near to Gimont - old farming town with a reputation for exceptional cuisine and ingredients. Although it could be used as a simple gite business bringing in €16-€20k pa to cover costs, the property lends itself to a double B&B/Gite usage given the number of ensuite rooms it posesses.

Gascony in South West France covers most of the area to the south west of a line joining Bordeaux, Agen and Toulouse, that is, the western part of the Midi Pyrenees region, and the coastal section of Aquitaine.
It is one of the least inhabited regions of France, which contributes to its charm, the landscape features gentle river valleys, mixed woodland and rich farmland producing maize and sunflowers. Majestic views of the Pyrenees etch the horizon.
Pretty medieval villages of mellow stone nestle in the green rolling hills, many of them with arcaded central squares, perfect for a long lunch on a warm afternoon. Auch, the historical centre of Gascony, (and the town of D’Artagnan), boasts a magnificent cathedral, several museums, and a maze of attractive pedestrianised streets.
The climate is mild and warm and the wines of the region offer variety and quality, from the spicy red Madiran, the tannic Tursan, through to the elegant sweet Pacherenc which teams perfectly with foie gras. Then there is Armagnac, the digestif of the region, whose unique ageing process allows layers of subtle flavours to develop, and, its enthusiasts will explain, protects against heart disease and obesity.
Generally speaking, a liking for duck is useful when eating in Gascony, but there is much else besides foie gras, confit, magret de canard, and all the other iterations of that humble bird. The ‘jambon du pays’ is excellent and teams perfectly with the famed melons from Lectoure, whose fragrant juicy flesh bears no relation to their pale cousins beloved of the supermarkets. Local markets offer a vast array of excellent fresh fruit and vegetables.
The inhabitants of the area are amongst the most long lived in France, they attribute this to the high quality of their local produce, and they could be correct!
