the main house

Although this is a well-known business with repeat clients already booked for 2015, the owners are happy with letting the two gites for a maximum of 10-12 weeks in the summer. They do not want - or need - to expand the season; The potential is there however for extending the season into late October, Christmas holidays and starting again at Easter.
the little gite
There are two main buildings: the main house which is on three levels - the small gite occupies half of the lower level and the owner's quarters the other two floors. The big gite is in a separate cottage, again on two levels. (See plans in the photo section below).
The owners have fashioned an extremely comfortable home out of their section of the main house: living-room with wood-burning stove, dining room with a self-contained kitchen off it. Upstairs there are two double rooms. The stove heats the whole house with added electric storage heaters for back-up. There is ample wood on the estate to last a lifetime.
The big gite is a converted barn that has kept a lot of the charm of the original building. It has a vast living area plus kitchen, one bedroom and bathrooms on the ground floor and three bedrooms on the first floor. Four bedrooms and three bathrooms plus a private pool and private terrace means that guests are totally independent ... and this results in higher tarifs than normal gites.
The small gite is even more popular: two-person gites are much in demand - especially out of season - and this one with its private terrace and private pool could probably be let out for over half the year .... if one so wanted.
The grounds are a mixture of well-kept lawns and shrubbery ... and a wild bit of forest with views over the valley. In between there is a big field suitable for keeping a horse or two. Small stables at the end of the field.
Peyrilles, the local village has its own café-restaurant and a lively social life with mediaeval pageants being a speciality. There's a primary school.
There are no surprises here. A well-maintained, well-run gite business in a country setting on a fair bit of land. It could be run as is - exploiting the summer months and doing other things the rest of the year - or it could be developed in a number of ways. 'Camping à la ferme' is a possibility as are discreet wood chalets placed in the forest. The local mayor is all for development but the project must be watertight.

The charm of the region lies in the unspoilt nature of the countryside, the picture-perfect villages and a rich heritage of churches, abbeys and chateaux. Above all, Dordogne is home to two (at least) of the most remarkable prehistoric sites in Europe: Lascaux and Font de Gaume.
The region south of the Dordogne river is carpeted with vast forests of oak punctuated with fields and stone walls. Dwellings tend to be grouped in fortified villages and bastide towns with high walls and narrow mediaeval streets. This wooded country continues into the Lot département which is very similar to the Dordogne until one comes to the Cahors vineyard area along the River lot.
Winters can be cold and but summers are inevitably hot and rain-free.
