Moissac - Tarn & Garonne
Pilgrims' hostel on the Camino
5 guest rooms - 300 metres Cloisters/Abbey of St Pierre
€295,000 * ref: 106
Moissac, a mediaeval town on the Tarn river west of Montauban, is an important ecclesiatical centre with one of Europe's best-preserved cloisters. The Abbey of St Pierre is an important stopping-off point on the Camino variant - the Via Podensis - from Puy-en-Velay to St Jean-Pied-de-Port in the Pyrenees.
There are a number of hostels catering to Camino pilgrims in town (including a municipal one) but this one is very well placed, a few metres from the Canal lateral (which produces 20% of the customers on other hikes) and just 300m from the centre of attraction: the Church of St Pierre with its famous tympanum and cloisters.
The property is really two houses - separated by a covered interior courtyard giving space and light - dating back to the 17th century, without garden. There are three storeys in each house:
Ground floor: large dormitory sleeping 4/6, with en-suite shower and toilet. Large open space for relaxing.
First floor: Two 2-bed guest rooms with shared bathroom and toilet. Spacious kitchen/dining area.
Second floor: Two more 2-bed guest rooms with bathroom on one side of the 'courtyard) and the owner's quarters (big bedroom with built-in wardrobe and large bathroom) on the other.
Central-heating throughout. Mains drainage.
Make no mistake: accommodating pilgrims on the Chemin de St Jacques de Compostelle (or 'Camino') is a serious business which, if done correctly, can earn a decent living for a dynamic couple. This hostel is run by just one person but she manages to do all the work: cook, clean and serve breakfast and dinner every day throughout the six-month 'season' (April-October). This hostel is flawlessly kept, maintained and decorated. There is nothing more to do than step into the present owner's shoes and put your mark on the place. And there's the whole 'low season' from November to March to experiment with other guests, projects and plans.
The property can be visited by appointment only.

The Tarn & Garonne
The Tarn and Garonne department is, as its name suggests, centred on the confluence of the two rivers, Tarn and Garonne, in the middle stages of their journey to the ocean at Bordeaux. In fact there is a third important river - the Aveyron - which also cuts a swathe through this varied and delightful county.
The major towns are Montauban - home to the French painter Ingres and birth-place of Franco-German student leader and democrat Daniel Cohn-Bendit (Dany le Rouge), St Antonin-de-Noble Val - a little jewel in the Gorges de l'Aveyron, and Moissac, ecclesiastical centre and a must-see stop on the Camino.
Three slow-moving rivers mean fertile valleys and this the Tarn & garonne has in abundance. The flood plains of the main rivers support an intensive and professional fruit and vegetable industry with apples, pears, plums, dessert grapes, kiwis, apricots and peaches all doing well on the rich soils.
The département is also crossed by the canal latéral which provides a navigable waterway from Toulouse to the ocean.
