Only a few minutes west of Carcassonne, a couple of miles from the airport, in a quiet wine village, this extraordinary building set in two hectares of wooded grounds has been tastefully converted into an upmarket Guest house with separate gite and owner's living quarters.
After a successful few months of activity the business had to shut down for personal reasons. It is now for sale at a very reasonable knock-down price: less than €900 the square metre.

The main mill building is a massive stone building of three storeys:
ground floor: this is where the action was when the mill was operative: the mill race runs under what is now the main lounge/living room. It boasts a massive stone fireplace where one could roast an ox. Next to this vast (perhaps 150m²) room is a kitchen/dining area of almost the same size. The kitchen area has fridges, sinks and an original Godin gas stove: ready to roll. French windows open on to a spacious terrace with summer kitchen and barbecue facilities. Beyond the kitchen are service quaters with storage rooms and space to lodge some of the personnel. This gives on to a 2-car garage.
The first floor is devoted to the guests: four big bedrooms with ensuite bathrooms with their magnificent tiles and bath fittings.
The second floor is private: it has been converted into an airy and spacious 4 roomed flat for the owners.
Adjacent to the garage is the gite: this is a duplex with two bedrooms upstairs, one downstairs with a living room and big kitchen.
In the grounds - which stretch off from the back of the house down to the river - there is a long workshop building of more than 200m² which .... could be converted into an events room of more accommodation. There is another little house which has been used as a caretaker's cottage in the past. The tennis court has seen better days but it just needs cleaning up. Car parking is no problem for the guests as they have their own private entrance with an automatic gate.
The mill-race crosses the gardens to re-join the main river and divides the estate into open grass lawns and dense woodland. In summer, there's a hidden gravel beach where guests can bathe in the cool (and clean!) waters of the river. Finally, in the middle of a bend in the river, there is a private and mysterious island belonging exclusively to the property.
Our opinion:Location is everything for a successful Guest House and this has it: a few minutes from the UNESCO World Heritage sites of Carcassonne and the Canal du Midi, a 10-minute drive from the airport (but not near enough to be disturbed by the two flights a day), minutes from a number of vineyards, 10 minutes from the main Toulouse-Montpellier-Barcelona motorway...
The property is no longer a going-concern and is not being marketed as such. There is no furniture included in the sale. But with some nice minimalist furniture, good taste and a bit of elbow-grease this house and its estate could be up and running in no time. A wonderful investment for someone with vision and taste. Price now reduced for quick sale.

The département of the Aude, in the Languedoc, prides itself as being the home of the Cathar, a famed religious sect of the 12 and 13th century, who dared defy Rome with their brand of humble, scaled-down Christianity. They failed in the end, but their story of defiance, struggle and eventual extinction is etched into the landscape, villages and castles of the region.
Throughout the 12th century the Cathar faithful were slowly pushed out of the low-lying plains towards the hostile, mountainous uplands where they found refuge in fortified villages or in castles and keeps perched on the most inaccessible crags of the Corbières or the Pyrenean foothills. In the end the French State allied with Rome, sent Simon de Montfort to root out and kill the last 'heretics' in what was known as the 'Albigensian Crusade'.
In the western part of Languedoc the most notable feature is the Lac de St Ferréol, specially conceived by Riquet when building the Canal du Midi, and designed to supply water to the canal throughout the summer period. This it does by means of a mini-canal - 'le rigole' which carries water from the resevoir to the highest point of the canal on the watershed (between Atlantic and Mediterranean basins) near Avignonnet-Lauragais.
