A four-storey building on the outskirts of the village of Axat, in the foothills of the Pyrenees on the Aude river. Strategically located, this immense stone building houses two good-sized 2-bedroom gites, a ground floor with a bedroom and plenty of unused space, and a top (attic floor) with four unused rooms. There is a small garden, frontage and parking.
The village is a centre for water sports, especially whitewater rafting on the Aude river through the gorges of St Georges and Pierre Lys. The 2 gites could be continued to be used as such, or the whole building could be turned into a hostel for rafters, hikers, cyclists and winter sports enthusiasts (the ski skopes are just 20 minutes south).
The house is conveniently placed near the train station (tourist train which makes local runs) and the village's open air pool and spa centre.
The two gites are on the first and second floors. They each have two bedrooms, a large living room, a bathroom and a kitchen with dining space. They afford views over the surrounding mountains. They provide simple accommodation and can be let for around €450 per week in high season (summer and winter). There is gas-fired central-heating in both gites but the boilers will have to be changed.
The attic space (about 65m²) is unused but there is standing room and light from skylights. It would make good dormitory accommodation for a hostel.
The ground floor was probably a commercial space at one point in the past: it now has a large open space, a bedroom, an office ... and loads of potential.
Outside, there's a garden/yard of about 200m² with room to dine outdoors, operate a barbecue and hang the washing.
....and there is mains drainage!
Our opinion: Although there are two gites, equipped and ready to go, this is primarily a renovation project. The solid state of the building, the wealth of activities (sporting, cultural and historic) in the village and surroundings, mean that a project involving the use of all four floors should be envisaged. The owners could live in the top floor and let out the three gites on the lower floors or the whole place could be turned into a 'gîte d'étape', youth hostel or cycling hostel (the Tour de France passes through the village every couple of years). The price is right, the structure is solid .... get your paintbrushes out!

The département of the Aude, in the Languedoc, prides itself as being the home of the Cathar, a famed religious sect of the 12 and 13th century, who dared defy Rome with their brand of humble, scaled-down Christianity. They failed in the end, but their story of defiance, struggle and eventual extinction is etched into the landscape, villages and castles of the region.
Throughout the 12th century the Cathar faithful were slowly pushed out of the low-lying plains towards the hostile, mountainous uplands where they found refuge in fortified villages or in castles and keeps perched on the most inaccessible crags of the Corbières or the Pyrenean foothills. In the end the French State allied with Rome, sent Simon de Montfort to root out and kill the last 'heretics' in what was known as the 'Albigensian Crusade'.
In the western part of Languedoc the most notable feature is the Lac de St Ferréol, specially conceived by Riquet when building the Canal du Midi, and designed to supply water to the canal throughout the summer period. This it does by means of a mini-canal - 'le rigole' which carries water from the resevoir to the highest point of the canal on the watershed (between Atlantic and Mediterranean basins) near Avignonnet-Lauragais.
The southern part of the département meets the Pyrenees and boasts a wealth of whitewater rivers, trekking trails and ski resorts.
