This property is on the outskirts of a renowned spa town - Barbotan-les-Thermes - in central Gascony. It lies on the edge of a landscaped lake and leisure area run by the municipality. Demand for accommodation from 'curistes' at the spa ensures a 9/10 month rental season.
A word about French spas: the French health service allows every subscriber (ie nearly everyone in France) to 'take a cure' once a year, paid for by the service. The catch is that you must stay the full three weeks and pay for your own accommodation, although many people have top-up insurance which covers this. The result is that these spas are busy from March through to November with cafés, restaurants and gite-owners doing good business while the 'patients' take the waters.
Barbotan is a particularly successful and lively spa where the season has been extended to take in late Febrauary and the whole of November. This means that one can expect to fill suitable accommodation throughout this period. This property is listed by the local authority in all its brochures and websites as a recommended gite complex. No other advertising is necessary.
The property consists of two big 'Landaise' style houses (half-timbered low-build farmhouses typical of the nearby Landes forest).
The bigger one houses the owner's section - three bedrooms, 2 bathrooms, vast living room, big kitchen, exposed beams and half-timbered interior - and one of the bigger gites - a spacious two-bedroomed affair with a bright and charming living room and kitchen. Both these dwellings have their own private terrace space and access to the pool.
The second house is home to the three other gites: one large one with 2 bedrooms and a truly authentic beamed living room with open fireplace and ancient terracotta tiles. Finally, gites three and four occupy the rest of the building, at the rear, each with a double bedroom, kitchen/diner and bathroom. All these gites have their own terrace or private garden.
And what a garden! Over a hectare of lawns, flower gardens, exotic trees and shrubs as well as an orchard with a variety of fruit trees makes for a very special place to be enjoyed by guests and owners alike.
The current situation whereby the gites are let to Spa guests means that occupancy rates and length of season are hard to beat. Over 100 weeks rental per year. However, income from spa guests is lower than income from 'tourists': the challenge would be to open up the gites to normal tourists (paying higher rates) in the summer months while trying to keep the spa crowd the rest of the year. Whatever the solution chosen, it is hard to go wrong here with a very tidy, well-run property just oozing charm at a very competetive price.

Gascony in South West France covers most of the area to the south west of a line joining Bordeaux, Agen and Toulouse, that is, the western part of the Midi Pyrenees region, and the coastal section of Aquitaine.
It is one of the least inhabited regions of France, which contributes to its charm, the landscape features gentle river valleys, mixed woodland and rich farmland producing maize and sunflowers. Majestic views of the Pyrenees etch the horizon.
Pretty medieval villages of mellow stone nestle in the green rolling hills, many of them with arcaded central squares, perfect for a long lunch on a warm afternoon. Auch, the historical centre of Gascony, (and the town of D’Artagnan), boasts a magnificent cathedral, several museums, and a maze of attractive pedestrianised streets.
The climate is mild and warm and the wines of the region offer variety and quality, from the spicy red Madiran, the tannic Tursan, through to the elegant sweet Pacherenc which teams perfectly with foie gras. Then there is Armagnac, the digestif of the region, whose unique ageing process allows layers of subtle flavours to develop, and, its enthusiasts will explain, protects against heart disease and obesity.
Generally speaking, a liking for duck is useful when eating in Gascony, but there is much else besides foie gras, confit, magret de canard, and all the other iterations of that humble bird. The ‘jambon du pays’ is excellent and teams perfectly with the famed melons from Lectoure, whose fragrant juicy flesh bears no relation to their pale cousins beloved of the supermarkets. Local markets offer a vast array of excellent fresh fruit and vegetables.
The inhabitants of the area are amongst the most long lived in France, they attribute this to the high quality of their local produce, and they could be correct!
