The historic centre of Albi was added to the select list of UNESCO World Heritage sites in 2011. Since then, the city has experienced an unprecedented wave of tourism that has exposed the lack of hotel and upmarket accommodation. This property offers luxury guest rooms in a pleasant rural setting just outside the city limits.
The property - a former manoir and farm - is located outside of the city, on the hills over-looking the Tarn valley, in its own estate of 5 hectares, but only ten minutes from the UNESCO site. In truth, this property is really only half-exploited. The 5 guest rooms are now in place: they are well-appointed, stylish and spacious rooms each with a view out over the wooded surroundings. The 10X5 metre pool is the centrepiece of the farm and both the guest rooms and the owner's house give on to it and the sheltered summer kitchen area.
But there is still much potential in this property for further tourist development. The 200m² upstairs portion of the guest wing is just waiting to be converted into a 3-bedroomed gite or further guest accommodation.
On the other side of the delightful, cobbled courtyard, the upstairs of the barn (horse boxes below) could also be developed into some sort of accommodation (it used to serve as residence for the farm labourers). The possibilities are limitless.
In rough terms: there are 500m² living surface already in use and another 1500m² to be converted.

The estate is well-placed within easy access of the main road (N88 Albi-Rodez), the hypermarkets at Albi's periphery and the small town of Cagnac-les-Mines.
Horses play a large part in the lives of the present owners and indeed, the estate is well-suited to their presence. There are currently three horse boxes in the stables (room for more), storage space for hay and straw and an enclosed exercise paddock in the fields.
You can't really go wrong with a business such as this: perfectly located outside of one of France's principal tourist attractions, in a calm and peaceful rural setting, offering upmarket accommodation and a sumptuous table d'hôte, the estate can only increase in value as property prices in the Albi region hold firm.
We would immediately increase the accommodation space by converting at least one of the barns into a 3 bedroomed gite. The other we would turn into a simple but spacious events room where weddings, anniversaries and concerts could be held.
The idea of converting the guest house into a luxury gite is a good one: it gives buyers the choice of running the (more lucrative) option of a guest house or the (less time-consuming) option of a luxury gite.
Horse lovers will have their own ideas about how to exploit the space: accommodating local ponies? A riding-school? Equestrian holidays? Limitless possibilities.

The Tarn is a fairly big département stretching from the rugged heights of the Massif Central at Lacaune in the north-east to the balmy flood plain of the Tarn river green with vines in the south-east.
The major towns are all completely different. Albi is the administrative centre and was the seat of the church's power in the region since the 11th century. It is home to the region's largest fortified cathedral (and the world's biggest brick building) and was designated a UNESCO World Heritage Site in 2011.
Castres and Mazamet are more industrial: Castres had a weaving industry and Mazamet a thriving tanning and leather goods industry right up to the end of the 20th century. Both used the abundant timber and water resources from the nearby hills. There is also an important outcrop of granite in the hills above Castres in the Sidobre area: this is a tourist attraction as well as a source of raw materials for the building industry.
Gaillac, on the River Tarn, is a wine centre ... and has been since the Romans first planted vines here over two thousand years ago.
