The main house is a solid brick building on two floors dating back to the early 19th century. A tastefully designed wing has been added in the past ten years and now houses the restaurant and a couple of rooms. The whole building is double-glazed and centrally-heated.
The owners occupy one side of the house with their kitchen, living room, private bathroom and bedrooms. Then there are four guest rooms, each with an en-suite bathroom. The restaurant area is spacious and bright with a long bay window over-looking the orchard and ghills beyond. Guest can eat on the terrace outdoors when the weather permits (more than 6 months a year). The kitchen is of professional standard with a full extractor and removable filters.
By marketing their rooms and the restaurant to locals and tourists alike, the present owners are able to turn over more than €100k a year and draw down a comfortable income.

Our opinion: This is a fully-functioning going-concern. If one wants to keep up the current turnover one should really know something about cooking. If not, one could concentrate on the B&B side and just do a simple table d'hôte.
The price is about right given the quality of the finish, location and nearness to services, transport links and main population centres. Proximity to Toulouse means that the property will hold its value (Toulouse is growing by 10-15,000 inhabitants per year).

Haute-Garonne is the upper Garonne valley which stretches from the Frontonnais vineyards in the north, right up the river valley to the Spanish border on the crest of the Pyrenees to the south.
This makes for widely constrasting landscapes, ranging from vineyards in the north, the fertile hills of the Lauragais to the east, the main flat river valley and then the foothills and high mountains of the Pyrenees in the south.
The main city, Toulouse, dominates the département in terms of population, industry, culture and services. Home to Airbus Industrie and EADS it is also the centre of a wider aerospace industry which includes Matra, Marconi and the CNES, the French Space agency. Toulouse is also France's second university town with more than 110,000 full-time students at the three main universities and numerous 'grandes écoles'.
South of Toulouse the arable land gradually gives way to more dramatic scenery of forest-clad hills, chateaux and tiny villages. The mountains arrive like a wall of snow. Ski resorts at Luchon and Peyragudes are frequented by Toulouse skiers and a smattering of foreigners. The Pyrenees are also peppered with spas where one can take the waters and undergo a range of medical care packages.
