A business opportunity in one of France's most attractive and popular seaside regions. The region between Perpignan and the Mediterranean coast becomes one big holiday centre from May to October. Most of these tourists are lodged in campsites and mobiles homes (renting for up to €1200 the week) within easy access to what the Riviera lacks: long sandy beaches under the hot Catalonian sun.
This property is a former Mas, or fortified farmhouse, dating back to the 17th century. It used to have a moat all around it: the remnants of a XII century keep stand in the vicinity. And thanks to this keep, designated as an ancient monument, no one may build within 500 metres. This means that the mas - with its 5 renovated holiday homes - is in a privileged position when competing with the tacky mobile homes (known as 'bungalows') for the summer letting trade.

The Mediterranean coastline from the Rhone delta to the Spanish border is essentially one long strip of sandy beach broken only by the odd lagoon and rocky outcrop as one approaches Spain.
The thin strips of sand around Montpellier and Beziers turn into real sandy beaches from Narbonne Plage onward.
As one gets further south the coastline becomes more indented and dramatic. A long spit of sand connects Leucate to Argèles in the south - this is now built up with low-rise holiday apartments and boating marinas. Inland of this are the lagoons where wind-surfers can practice.
The coastal plain is mostly under vines - Côtes de Roussillon and Muscat de Rivesaltes - with quite a few abricot, peach and almond orchards.
Perpignan is the capital of Roussillon and French Catalonia. As a regional centre it has all the amenities required: university, schools, shops and administration ... all in a fairly small and easily negotiated space. The principal landmark is, of course, the Railway Station, designated by Catalonia's favourite son - Salvador Dali - as 'the centre of the universe'.
