The lower valley of the Garonne - between Bordeaux and Marmande - is a rich countryside of fertile alluvial plains and vine-clad hillsides. Over the centuries this productive land has created a lot of wealth: a number of dicreet mansions and small chateaux bear witness to this.

 

This property is located just outside one of the small villages which line the Canal Lateral between Marmande and La Réole in the Lot & Garonne department. It is a manor house typical of the region - known as a chartreuse girondine - built in the early 17th century of sturdy blocks of local stone. At the time it had a cow byre and barn attached but these have long been converted into living space with the original features kept and exploited with taste.

 

It used to be a well-known guest house with four en-suite bedrooms decorated and fitted out with taste and discretion. Thanks to an arrangement with a local educative facilty, rooms were let out throughout the entire year ensuring a regular income. It is now no longer a going-concern, although it could still be used as a guest house

 

As well as the four ensuite bedrooms there are two spacious and elegant reception rooms (dining/living), a practical square kitchen and - one of the features of this house - an extraordinary space dining room/breakfast room whatever - hewed from the original cattle barn. On the ground level the original cow stalls have been incorporated into the décor and on the mezzanine floor there is a library running the full width of the house.

 

There's more: a separate space at the back of the house is being renovated to include a couple more rooms and a bathroom. There are storage rooms, laundry rooms and a pantry. The whole first floor 'attic' is in the process of being insulated and divided into 4 more rooms.

 

The grounds are fairly extensive and include a highly-original pool designed by a local artist, mature lawns and rosebeds, a stand of poplars and a pool-house with an extra ensuite bedroom.

 

The whole property is heated with a state-of-the-art gas heating system.

Water is from the well and is treated and softened using a sophisticated water treatment plant.

 

Our opinion: This was a first class Guest House with a reputation second to none in the region. It featured in many guide books and on numerous sites.

We can only recommend that it be continued as such, turning all four bedrooms into guest rooms and creating a spacious 'owner's quarter' in the back section now being refurbished. The 'extra' room in the pool house can serve for friends or family.

Finally, the attic space is a medium-term project which should provide four more rooms (or a separate flat/gite) in time.

Potential buyers are getting quite a bit for their investment here.. more so now that the price has been reduced dramatically. Please note however that the house is being sold without furniture or kitchen equipment.

Gascony

 


Gascony in South West France covers most of the area to the south west of a line joining Bordeaux, Agen and Toulouse, that is, the western part of the Midi Pyrenees region, and the coastal section of Aquitaine.

 

It is one of the least inhabited regions of France, which contributes to its charm, the landscape features gentle river valleys, mixed woodland and rich farmland producing maize and sunflowers. Majestic views of the Pyrenees etch the horizon.

 

Pretty medieval villages of mellow stone nestle in the green rolling hills, many of them with arcaded central squares, perfect for a long lunch on a warm afternoon. Auch, the historical centre of Gascony, (and the town of D’Artagnan), boasts a magnificent cathedral, several museums, and a maze of attractive pedestrianised streets.

 

The climate is mild and warm and the wines of the region offer variety and quality, from the spicy red Madiran, the tannic Tursan, through to the elegant sweet Pacherenc which teams perfectly with foie gras. Then there is Armagnac, the digestif of the region, whose unique ageing process allows layers of subtle flavours to develop, and, its enthusiasts will explain, protects against heart disease and obesity.

 

Generally speaking, a liking for duck is useful when eating in Gascony, but there is much else besides foie gras, confit, magret de canard, and all the other iterations of that humble bird. The ‘jambon du pays’ is excellent and teams perfectly with the famed melons from Lectoure, whose fragrant juicy flesh bears no relation to their pale cousins beloved of the supermarkets. Local markets offer a vast array of excellent fresh fruit and vegetables.

 

The inhabitants of the area are amongst the most long lived in France, they attribute this to the high quality of their local produce, and they could be correct!
